There are a variety of different types of searches that can be performed at LVelegance.com

Descriptions of and uses for these searches are set forth below.

Advanced Search

You can click on the “Advanced Search” which will take you to a page where you can search the entire MLS for the Las Vegas Valley based on the criteria in which you are most interested. The first thing you will want to do to begin your search is to select “Active Exclusive Right” in the Status selection list. If you have searched for properties on a site such as REALTOR.com, Redfin, or Zillow, you have probably come across listings specifying “Contingent Offer” or “Pending”. Those listings are no longer available for purchase! Only homes that are “Active-Exclusive Right” are available to be purchased at this time.

The owners of properties whose status is “Contingent Offer” have already accepted an offer to purchase their property but there are contingencies to be fulfilled before the sale will close. Often those contingencies are as simple as a home inspection or a loan approval. If the home is a so-called short-sales, one of the contingencies is often approval by the bank that holds the existing mortgage on the home.

If the home has a “Pending” status, an offer has been accepted, all contingencies have been fulfilled, and all that remains is for the sale to be closed.

To make multiple selection in any list box hold make your first selection and then hold down the Ctrl key (Windows systems) or Command key (Apple systems).

Basic Search

The basic search is truly basic. The only criteria of the search are price, number of bedroom, number of baths, minimum square feet, and maximum days on the market. It returns all of the homes listed on the Greater Las Vegas Association of Realtors® (GLVAR) MLS that meet the criteria you enter and for which sales have not yet closed, including those subject to a Contingent Offer and those Pending sale. So be careful to check the status which is immediately under the picture on the detail page. Only those identified as Active-Exclusive Right are actually available for purchase at this time.

Address Search

Enter the address for any property in the Las Vegas Valley that is listed on the market. This search will return any home listed on the GLVAR MLS which has not yet closed, including those subject to a Contingent Offer and those Pending sale. So be careful to check the status which is immediately under the picture on the detail page. Only those identified as Active-Exclusive Right are actually available for purchase at this time.

Listing ID

Enter the MLS number (listing ID) for any property in the Las Vegas Valley that is listed on the market. This search will return any home listed on the GLVAR MLS which has not yet closed, including those subject to a Contingent Offer and those Pending sale. So be careful to check the status which is immediately under the picture on the detail page. Only those identified as Active-Exclusive Right are actually available for purchase at this time.

Bank-Owned Properties Throughout the Las Vegas Valley

This page includes searches of properties that have been foreclosed upon and are now bank-owned (sometimes referred to as repossessions or REO). To enable you to quickly focus on properties in the location and price range you desire, the searches are broken down by city and within in each city they are broken out in $50,000 and $100,000 increments.

Often bank-owned properties are considered to be good investment properties because they are sometimes priced below the general market. It is important to understand, however, that the banks sell these properties “as is”. Sometimes these properties are in good condition and need little work. Other times, however, they require significant work to make them ready for occupancy. Although it is important to get a home inspection before closing on any home purchase, because of the varying quality and “as is” nature involved in the purchase of a bank-owned property, a home inspection is particularly important before completing the purchase of one.
